Russ: When I quit playing football, I vowed that I'd never lift a weight again in my life. Larry goes, "I lift weights. You need to join me at the Houstonian."

Larry: I think we talked more than we actually lifted, but...  
 


Larry: But we had fun.  


Russ: But we had a lot of fun together.  


Larry: When this project came along, it piqued my interest because it's got a lot of character, solid brick walls, concrete roof, so we decided to look at building a loft office space. So I called Russ and I said, "We've got this project." Within no time at all, they were very responsive. We got a commitment, and we did a development loan.  


Russ: When Larry walks in the room, you just feel better. As a developer, he picks good locations. He's been doing this for a long time. You've got Loobies. You've got Academy. All sorts of name brand tenants in a lot of his retail centers.  


Larry: Over the years, you have construction issues on some of these projects. My whole theory is when it's sunny outside, every bank's willing to give you an umbrella. The true test of a really good banker that's there for you and giving you that umbrella when it's raining outside. Russ is full of integrity and a real stand-up guy.  
 
I don't think Russ has a mean bone in his whole body. We've not only had a great business relationship, but it's become a great personal relationship.  
 


Russ: One thing I've learned as a non- Aggie is the Aggie Network in Texas is very large, and this guy right here is right in the middle of it. He sends me... What are those things called? Emojis? And he'll send me a text with an emoji, "I miss you. Are you okay?"  
 


Larry: As I've always said, a bad partner can kill a great deal. A great partner can make a bad deal great. And I always look at Origin as a great partner.  
 


Russ: We've really known each other that long?  
 


Larry: Yeah.  
 


Russ: Dang.  


Larry: Time flies when you're having fun.  
 


Russ: Doesn't it though? ♪ [music] ♪
